BOOKING AND PROPERTY POLICIES

 

Rates and Taxes

All rates are quoted in U.S. Dollars and are subject to change. Your final rate is confirmed at the time of booking and is subject to a 12% Transient Occupancy Tax, a 2% Santa Barbara Tourism Business Improvement District assessment, and any other applicable state or local taxes

Booking Requirements

To confirm a reservation at any HH Property, a valid credit card is required at the time of booking. Reservations made without a valid credit card are subject to cancellation at our discretion. The total cost of your stay will be charged to the card on file in accordance with the terms outlined by the booking platform you use. These may include prepayment, deposits, or a combination of both. All applicable payment terms will be clearly communicated during the booking process.

Some reservations may be subject to additional restrictions, such as minimum night stays during holidays, peak seasons, or special events. Full-property buyouts for private events may involve additional conditions and will require a separate Event Agreement. These details will be shared with you either through our website, booking platform, or directly by our team at the time of booking. HH Properties reserves the right to cancel or refuse any booking that does not meet these requirements.

Each property has a designated maximum occupancy limit for standard residential use. This limit is clearly stated on the booking page. Any gathering that exceeds this limit—regardless of whether all guests are staying overnight—will be classified as a private event and is subject to separate pricing and an Event Agreement.

Failure to disclose a private event or the accurate number of attendees is considered a material breach of this agreement. In such cases, HH Properties reserves the right to terminate your stay immediately without refund, retain the full security deposit, and pursue recovery for any damages or associated costs.

Certain holidays, local festivals, or peak demand periods may carry minimum stay requirements. When an Event Agreement is applicable, its terms will supersede those outlined in this general reservation policy. HH Properties reserves the right to decline any reservation that does not adhere to these conditions.​

 

Reservation Cancellations and Modifications​

All reservations cancelled prior to 30 days before the first night of your booking may be cancelled without penalty and for a 100% refund. Cancellations between 14-30 days before the first night of your booking will receive a 50% refund. Cancellations within 14 days of the first night of your booking cannot be refunded under any circumstances.

If you need to modify your reservation for any reason, please contact us, as modifications may be made on a case-by-case basis, subject to availability. Generally, reservations may be modified prior to 30 days before the first night of your booking. Requests for modifications within 30 days of the first night of your booking cannot be guaranteed, and we have no obligation to honor such requests. 

 

If you have also booked an event in connection with your overnight reservation at one of our properties, and you wish to cancel or modify your reservation or your event, the terms of your Event Agreement will also apply with respect to any termination or cancellation of your event. Please review your Event Agreement carefully in connection with any cancellation or modification of your reservation or of your event.

Check-in/Check-Out

Your specific check-in and check-out times are noted in your boarding pass, which was sent via text and email, as well as on the original property listing you booked. We kindly ask that you follow these designated times, as they allow our team the necessary window to prepare each home to our high standards for your stay and for future guests.

We understand that travel plans don’t always go as expected. If you need to arrive before your scheduled check-in or depart after your check-out time, please reach out to us in advance. While we’ll do our best to accommodate your request, all early arrivals and late departures are subject to availability and cannot be guaranteed. If approved, an additional fee will apply. Should we be unable to extend your stay, we’d be happy to recommend nearby luggage storage options.

Quiet Hours

Quiet Hours are from 10:00pm to 7:00am. During quiet hours, all outdoor noise must cease, and indoor noise must be kept to a level that cannot be heard from outside the home. Violations of the quiet hours are subject to a fine of $300 per occurrence. 

 

Parking​

Each room reserved entitles you to one parking spot per room. However, not all of our HH Properties have parking available to our guests at all times. As a condition of your booking, you agree to abide by all parking instructions and regulations communicated to you by us in connection with your booking. We may ask you to vacate parking spaces otherwise made available to you, if those spaces are necessary in connection with an event hosted by you or someone in your party. ​

 

Pet Policy

Pets may be permitted at our properties on a case-by-case basis, pending prior written approval and payment of a non-refundable fee of $125 per night, per pet. In general, pets must weigh 20 pounds or less, though exceptions for larger pets may be considered at the sole discretion of management.

Requests to bring pets over 20 pounds will only be reviewed in connection with full-property reservations for special events. Task-trained service animals are exempt from both the pet fee and weight restrictions.

Guests are fully responsible for any damage caused by their pets or service animals. Any necessary repairs will be charged to the guest’s account. Guests also agree to indemnify, defend, and hold harmless the property and its representatives from any claims, damages, or costs resulting from disturbances, injuries, or incidents involving their pets or service animals.

Advance written approval is required for all pets or service animals. Failure to obtain this approval may result in cancellation of the booking or the application of additional fees.​

 

Smoking Policy

All HH Properties are designated smoke-free environments. Many of our properties are located in the City of Santa Barbara, which enforces strict smoke-free regulations. As such, smoking (including the use of electronic cigarettes, vaporizers, or any similar devices) is strictly prohibited in guest rooms, common areas, or anywhere on the property premises, including outdoor spaces.

Smoking rooms are not available at any of our properties. Guests seeking accommodations that permit smoking will need to make arrangements at other facilities.

Guests found in violation of this policy will incur a minimum penalty fee of $300 per occurrence. This fee is assessed to cover cleaning and potential damages associated with smoke-related violations. Repeated violations may result in immediate termination of the guest’s stay without refund and potential additional charges if damages exceed the stated fee.
